Windmill Park Estate comprises eight large multi-storey residential blocks, each featuring underground car parks. A comprehensive fire safety upgrade was undertaken to address the exposed PIR rigid thermal insulation on the car park concrete soffit. This exposed insulation required overboarding with a protective surface achieving a Euro Class A2 fire rating or higher, significantly improving the fire safety of the underground areas.
Prior to commencing the over boarding process, each car park underwent a CAT scan to detect any hidden services located beneath the insulation. This ensured that all installations were carried out safely and without compromising existing utilities. The scans were an essential part of the preparatory works, providing clarity on the layout of concealed services and reducing the risk of inadvertent damage during the project.
The works encompassed upgrading over 2000 square metres of exposed surfaces to meet the required fire safety standards. The overboarding process involved the installation of fire-resistant materials while ensuring strict compliance with safety regulations and building standards.
To minimise disruption to the estate’s residents, the works were scheduled at agreed times, allowing for a phased approach to car park closures. This collaborative effort ensured that residents could continue to use the facilities with minimal inconvenience.
The limited site storage area presented a logistical challenge, as space constraints prohibited large quantities of material being stored on-site. A carefully planned and well-coordinated logistics programme was developed to ensure timely deliveries and maintain smooth operations. This proactive approach also prevented congestion within the estate, preserving the busy site’s day-to-day functionality.
